What you get in April
One ordinary .xlsx workbook. Open it in Excel and work from it the way you already do — no portal, no account, nothing to connect.
With it, a ZIP of every paid bill and receipt for the year, in folders by owner, property and category, with the workbook inside.
- Summary — expenses paid in the year by owner and property, one column per category, each labeled with its Schedule E line, and a Schedule E total for each property
- Expenses — every paid item: date paid, owner, property, unit, vendor, category, Schedule E line, amount, how it was paid, bill date, notes and the document’s file name
- Unpaid bills — listed on their own, never counted in a total
- Tenant charge-backs — amounts passed on to tenants, like a share of the water bill, and whether they came in
