License terms

Effective October 14, 2026

These terms are an agreement between you and Khac Thai (“we”) for the Rental Bill Tracker software (“the software”). By installing or using the software you agree to them. If you don’t agree, don’t install or use it.

1. Free trial

You may install and use the software free of charge for 30 days to evaluate it. After the trial the software continues to let you view, search, export and back up your information, but adding or changing information requires a license key.

2. License

When you buy a license we grant you a non-exclusive, non-transferable right to use the software on the one computer the license key was issued for, for your own business or personal rental activity. Each additional computer needs its own license. If you replace your computer, use Move to a new computer in the software (Settings → License), or contact us if the old computer no longer works, and we will move your license to the new one at no charge.

3. Buying a license and refunds

A license is paid for once, at the price shown when you buy it; there is no subscription. Payment is handled by Stripe. After you pay, we email your license key, usually within one business day. If you’re not happy with the software, email us within 14 days of your purchase for a full refund — no questions asked. Once a license is refunded, its key may no longer be used.

4. What you may not do

• Share, sell, rent or give away the software or your license key, or use a key issued for someone else;
• Get around, disable or interfere with the license check or the trial;
• Reverse engineer, decompile or modify the software, except where the law says you may despite this restriction.

5. Your information

Your information is stored on your computer and belongs to you. You are responsible for keeping backups; the software includes tools to make them. See the privacy page for how information is handled.

6. Not tax, legal or financial advice

The software organizes your records and totals expenses by category to help you and your tax preparer. It does not give tax, legal or financial advice, and you are responsible for checking the information it reads from your documents and for what you file.

7. Optional third-party service

If you choose to use the optional Claude reading feature, you do so under your own agreement with Anthropic, and we aren’t responsible for that service.

8. Updates

We may offer updates. Updates are covered by these terms unless they come with their own.

9. No warranty

The software is provided “as is”, without warranties of any kind, express or implied, including fitness for a particular purpose. We don’t promise it will be error-free or read every document correctly.

10. Limit on liability

To the extent the law allows, we are not liable for indirect, incidental or consequential damages, or for lost data, penalties, fees or profits, arising from the software. Our total liability for any claim is limited to the amount you paid for the license.

11. Ending this agreement

If you break these terms, your right to use the software ends. Sections 5 to 11 continue to apply.

12. Governing law

These terms are governed by the laws of the Commonwealth of Massachusetts.
